- A suspended ceiling is a metal grid hung from the roof or slab, filled with lay-in ceiling tiles.
- For offices, shops, schools, clinics and other commercial spaces.
- Tiles lift out, so lights, data cabling, plumbing and air-conditioning above the ceiling stay accessible.

Compare QuotesTypical Suspended Ceiling Projects
| Project | Notes |
|---|---|
| New office and shop fit-outs | Grid, tiles, and cut-outs for lights and air-conditioning |
| Replacing stained or sagging tiles | Matching size, edge and colour |
| Re-gridding old ceilings | Rusted or bent grid replaced |
| Lowering high ceilings | Hides services and reduces the volume to cool or heat |
| Adding lights and diffusers | Fittings dropped into the grid |
What a Suspended Ceiling Includes
- Setting the ceiling height and level.
- Wall angle around the perimeter.
- Hangers, main tees and cross tees.
- Tiles, cut to fit at the edges.
- Openings for light fittings, diffusers and access points.
Grid and Tile Options
- Exposed grid. The standard white T-grid. Common modules are 600 x 600 mm and 600 x 1200 mm.
- Mineral fibre tiles. The most common office tile.
- Vinyl-faced gypsum tiles. Wipeable, for kitchens, clinics and humid areas.
- PVC laminated tiles. Light and easy to clean.
- Acoustic tiles. Absorb more sound inside the room. See acoustic drywall for sound between rooms.
- Edge type. Square lay-in edges or rebated (tegular) edges that sit lower than the grid.
Access Above the Ceiling
Tell contractors where you need regular access, such as air-conditioning units, valves or data points. Heavy light fittings and units need their own hangers. Nothing should be fixed to the tiles themselves.
Replacement Tiles
Replacement tiles must match the grid module and edge type. White shades vary between brands, so keep a sample tile for the contractor. A brown stain on a tile usually means a leak above, which should be fixed first.
Installation Process
- Measure the area and agree the ceiling height.
- Fix the wall angle and the hangers.
- Install the main and cross tees and level the grid.
- Fit lights, diffusers and services openings.
- Lay the tiles and cut the edge tiles.

Ballpark figures, not quotations. Ranges are compiled from price guides published by South African drywall and ceiling contractors in 2025 and 2026, checked 8 October 2026, and rounded. Most do not say whether VAT is included, so confirm VAT on every quote. A site visit and a written quote set the actual price.
What Affects the Cost
- Area. Larger areas cost less per m².
- Height. High ceilings need scaffolding or a mobile platform.
- Tile type. Acoustic and decorative tiles cost more than standard mineral fibre.
- Fittings. Every light, diffuser and access hatch adds cutting time.
- Removal. Stripping an old ceiling first adds labour and disposal.
- Working hours. After-hours work in occupied premises may cost more.
What Affects Completion Time
- An open office of around 100 m² often takes 2 - 4 days.
- Electricians and air-conditioning installers need to work before the tiles go in.
- Special tiles may need to be ordered.
- Occupied premises may need phased or after-hours work.

Compare QuotesFrequently Asked Questions
Can I replace only a few tiles?
Yes, if you can match the size, edge and colour. Keep a sample tile to take along.
Do suspended ceilings stop sound between rooms?
Not on their own. Sound travels through the void above. Partitions need to go to the slab or have a barrier above the ceiling.
Can lights hang from the tiles?
No. Light fittings sit in the grid and heavier ones need their own hangers.
Are suspended ceilings used in homes?
Sometimes, in garages, basements and home offices. Most homes use board ceilings.
How much space is needed above the grid?
Enough for the hangers and any services. Ask the contractor for the minimum their system needs.
