Wet or sagging ceiling? It can come down without warning. Keep people out of the room below, switch off lights near the water, and have an electrician check any wet wiring.

What a Ceiling Repair Includes

  • Inspecting the damage and identifying the cause.
  • Making the area safe.
  • Removing damaged board and wet insulation.
  • Repairing or adding brandering.
  • Fitting new board and finishing it to match the existing ceiling.
  • Priming and, if quoted, painting.

Materials and Finish

  • Board. Matched to the existing thickness, or moisture-resistant board in bathrooms.
  • Joints. Matched to the ceiling: H-strip, taped or flush skim.
  • Stain blocker. Water stains bleed through ordinary paint unless sealed first.
  • Insulation. Wet insulation is heavy and holds moisture. It should be replaced.

Repair Process

  1. Find and fix the cause. Roof, geyser and plumbing repairs are usually separate trades.
  2. Let the area dry fully.
  3. Remove damaged board and insulation.
  4. Repair the frame and fit new board.
  5. Finish the joints and paint.

Geyser bursts and storm damage are often covered by home insurance. Take photos before anything is removed and check with your insurer before work starts.

Ballpark figures, not quotations. Ranges are compiled from price guides published by South African drywall and ceiling contractors in 2025 and 2026, checked 8 October 2026, and rounded. Most do not say whether VAT is included, so confirm VAT on every quote. A site visit and a written quote set the actual price.

What Affects the Cost

  • Extent. A single patch costs far less than a whole ceiling.
  • Brandering. Rotten or broken timber adds labour and material.
  • Matching. Flush ceilings are harder to patch invisibly than H-strip.
  • Painting. Often the whole ceiling needs a coat so the repair does not show.
  • Height and access. Double-volume rooms need scaffolding.

What Affects Completion Time

  • Small repairs are usually done in a day or two.
  • Water-damaged areas need days or weeks to dry before reinstatement.
  • Larger replacements usually take 1 - 3 days.
  • Roof or plumbing repairs must happen first.

Frequently Asked Questions

Can a sagging ceiling be pushed back up?

If the board is dry and intact it can sometimes be re-fixed. Soft or wet board must be replaced.

Should I repair the ceiling before the roof is fixed?

No. Fix the leak first, or the new ceiling will be damaged again.

Will insurance pay for ceiling repairs?

Sudden damage, such as a burst geyser, is often covered. Gradual leaks often are not. Check your policy.

Can the repair match my existing ceiling?

Usually, by matching the board, joint type and paint. Painting the whole ceiling gives the best match.

Is a small stain worth repairing?

Yes. It means water got in. Find the cause before it grows.
